Lakeway, Texas---Your gateway to Austin!  Lakeway is a suburb of Austin, but also its own city, growing and thriving with new construction, new shops and restaurants, and a highly rated, acclaimed school district.  I am partial to Lakeway because I live here and love it.  There is so much new news to talk about regarding this area. It has grown immensely over the past 5 years.

Specifically, the Hill Country Galleria offers upscale shopping all outdoors, has an open-air ampetheatre, and sits on a hillside, so the views around it are wonderful.  It's also quite convenient and eleviates the need to drive into Austin for shopping or errands. The most recent outdoor venue to open is The Backyard, an outdoor concert venue also situated on a hillside in Bee Cave, next door to Lakeway. Recent acts performing at The Backyard are Willie Nelson, The Gypsy Kings, Bob Dylan, and Sheryl Crow.

The largest project underway is the new hospital, scheduled to open in 2012. It's supposed to bring 5,000 new jobs to the area.

New neighborhoods are popping up all around Lakeway and neighboring Bee Cave: Rough Hollow, Serene Hills, Flintrock Trace, Falconhead West, and Sweetwater. The planning commission and Lake Travis ISD, Lakeway's school district, are planning five new schools for the area over the next 10 years, as the population for this area is expected to double by then.

Once considered a “resort” community away from Austin, Lakeway was home to many second homes and vacation homes for affluent residents of larger cities around the country who were looking for a place to relax and escape. A runway was built so that residents could fly in and park their airplanes and small jets at our local air park. This is still the case today. However, the area has grown into a flourishing, highly amenitized suburb of Austin and today is home to several master-planned communities, marinas, hike and bike trails, golf courses, and shopping, well within a 30 minute commute to Downtown Austin and major employers including Freescale, AMD, Sigmatel, and Silicon Labs.  Located in the rolling hills between Lake Travis and the Austin city limits, Lakeway is known as a close-in, suburban community packed with outdoor activities synonymous with Austin's lifestyle.  Lakeway is located in the highly acclaimed Lake Travis ISDClick here for more information on the Lake Travis School District.  The schools here are all highly rated with some of the elementary schools ranked as exemplary.

Housing starts in the area continue to climb with construction of new, master planned developments, custom home communities, golf courses, and marinas.  If you enjoy boating, biking, golfing, swimming or tennis, Lakeway should be at the top of your list when considering one of Austin's suburban communities to call home. You can expect plenty of diversity regarding housing in Lakeway. Whether you prefer mid-century modern architecture framed by beautiful oak trees on a generous, estate-sized home site, new construction, tuscan architecture with tile roofs, waterfront, or a gated "lock and leave" lifestyle, Lakeway has plenty to offer. Generally, home prices start in the upper $200's with the majority of homes in Lakeway priced between $300,000 and $650,000. Homes on the water and in some of the gated communities are priced $1 million to $4 million. There are a few exceptions with some homes priced above and below this strata.

Lakeway is located on Lake Travis and State Highway 620, five miles west of Mansfield Dam in west Travis County. It was originally founded on the site of a 2,700-acre ranch owned by Houston oilman and rancher Jack (Jake) Josey.  Later, an additional 3,697 acres were acquired and in July 1974 a substantial majority of resident and nonresident property owners voted to incorporate with the consent of the city of Austin. The village of Lakeway resulted. The population of Lakeway was 1,020 in 1984. In 1990 the population of Lakeway was 4,044. Today, it's around 12,000 and growing.

Lakeway boasts the active lifestyle homebuyers look for when considering a new home community.  The weather offers an abundance of opportunities to explore the outdoors year round, but the lake is the center of attention in summer.  Carlos & Charlies, Johnny Fins, and The Pier on Lake Travis are just a few restaurants and marinas located on the water for boat enthusiasts.  Get ready to relax at the Lakeway Inn Resort and Spa, or drop in to Rocco’s Italian Grill for a happy hour martini on the patio overlooking one of the Lakeway golf courses.  The annual fireworks show is not to be missed, either.

Whether you’re looking for a home near work to raise your growing family, or an empty nester looking for a place to relax, Lakeway has something for everyone!  Drive in and take a look around, and give me a call for your personal property tour!
